Hadera – Sea Quarter Complex – Had/2020
Why invest specifically in Hadera? If you missed the investment in Ir Yamim Netanya, do not miss the opportunity to purchase land for investment in Ir Yamim Hadera (also known as the Sea Quarter of Hadera) and enjoy an amazing investment!
The western Hadera area has become one of the most attractive areas in Israel in recent years, both in terms of proximity and accessibility to major traffic arteries and in terms of quality of life and living near the sea.
Along the coast of Hadera, luxury projects for vacation apartments such as "Kfar HaYam" (Sea Village) exist and are planned, and diverse marine activities take place on the beaches, some through sailing and surfing clubs operating on the beach for the enjoyment of sea lovers and local residents.
The Mayor of Hadera, Zvika Gendelman, has set the west of the city as a strategic target for the city's development and its positioning as a leading city.
In addition to the Hadera Sea Quarter complex, the Energy Park complex is added, a business and commerce complex that will combine mixed uses, small apartments, hotels, and sheltered housing. The complex is located close to where the Agrobank transit camp once stood and constitutes a highly significant economic anchor for the Hadera municipality.
A Bit About the Hadera Sea Quarter Complex and the Had/2020 Plan:
The Ir Yamim Hadera project, or by its synonymous name, Hadera Sea Quarter, is a residential neighborhood project of about 10,000 new housing units that will add about 35,000 residents to the city of Hadera in addition to a coastal promenade, a 600-dunam regional park, and about 1,400 hotel rooms.
The Hadera municipality approved the sum of 8 million shekels for the development of the Sea Quarter complex in the west of the city, located from north of Givat Olga to the Hadera Stream and stretching over about 2,600 dunams. The complex is included in the Had/2020 plan.
The coastal strip in northwestern Hadera is one of the most sought-after coastal strips for construction in Israel! In this area, construction for housing, hotels, promenades, and commerce is planned over about two thousand dunams.
Western Hadera (the Ir Yamim Quarter) will become one of the most attractive areas in Israel, both in terms of proximity and accessibility to major traffic arteries heading south and north, and in terms of quality of life.
The architect Tommy Leitersdorf, who designed the Netanya Ir Yamim complex—which was a huge success—was chosen to design the Sea Quarter project in Hadera. Purchasing land for investment in the complex today will bring significant savings in apartment costs and purchase tax expenses. The land is rezoned under Hadera's Had 2020 master plan and is designated for construction.
The designation of the land for construction combined with the proximity to the sea and infrastructure directly affects the value of the lands in the complex. If you combine the location characteristics of the land in Hadera with the advanced planning status and the proximity to infrastructure, you can clearly see that land for investment in the complex is expected to yield large profits and constitute a wise and smart investment.
Plan Had/2020 – Sea Quarter Hadera, is a plan for the establishment of a new neighborhood designed to add thousands of new housing units to the city alongside an urban park, promenade, and commercial, hotel, and leisure complexes.
Investing in the Had/2020 plan provides real estate investors with the opportunity to purchase a land unit on the first line to the sea, including Tabu (Land Registry) registration. Indeed, the Sea Quarter project in Hadera constitutes an attraction for many real estate investors, who have identified the enormous potential inherent in investing in lands designated for residential construction in a sought-after area in the country and close to the sea, while prices are still relatively low.
With the advancement of the planning process in the Hadera Sea Quarter plan and after receiving all the approvals for the project and the start of construction in the complex, land prices in the complex are expected to rise significantly, so that purchasing land for investment included in the Had/2020 plan is likely to yield investors a high return on their investment.
The Sea Quarter Plan in Hadera – What is Planned?
The Sea Quarter plan in Hadera is planned to be built in the northwestern part of the city, adjacent to Hadera's impressive coastal strip. The project is located in the area between the southern Givat Olga neighborhood and the Hadera Stream to the north.
The mix of apartments in the new quarter to be built under the plan is diverse and includes no less than 10,000 new apartments in prestigious multi-story buildings. Alongside the residential complex, a spacious public park will be established that will provide residents with more than 600 dunams of green lungs and open spaces.
In addition, as part of the project, commercial complexes, shopping centers, and leisure and entertainment areas will be built, including an impressive commercial center to be called "Sea Quarter", after the neighborhood. Furthermore, a tourism and hotel complex offering over a thousand new hotel rooms is also expected to be built in the Sea Quarter in Hadera.
Likewise, an impressive coastal promenade stretching 2.5 km will be built, along with a luxurious marina and a variety of cafes and restaurants for the benefit of residents and visitors.
All these are expected to attract many tourists and visitors to the city, as well as a young, strong, and high-quality population interested in living in a prestigious neighborhood that combines an urban lifestyle with convenient access to spectacular nature, and which offers the full envelope of services and resources required for a luxurious, rich, and comfortable lifestyle.
Planning Status – What is the Forecast for the Rezoning of Lands in the Sea Quarter Complex?
The Had 2020 plan in Hadera was approved by the District Planning and Building Committee in 2014, and as of today, it has been determined that the land designation in the complex will be changed from agricultural to residential construction.
However, the lands are not yet available for immediate construction and are awaiting final approval in the relevant committees. The detailed plan for the complex has been received by the Local Planning and Building Committee.
The Significant Profits in the Ir Yamim Project in Hadera:
Investors who purchase in the complex are expected to save massive amounts in reaching an apartment as well as in purchase tax and related expenses. The profits on an apartment can reach the magnitude of about 1,000,000 NIS and even more in some cases.
Investment lands close to the sea are an extremely rare product in the State of Israel, especially those in an advanced planning status designated for residential use.
These lands are a highly tradable product that can be realized throughout the investment period, yielding a handsome profit that surpasses other investment channels in the country.
