Kfar Saba – Ben Yehuda North Complex – Plan 405-0412890 \ TAMAL 3014
Why invest specifically in the Ben Yehuda North project in Kfar Saba?
Ben Yehuda North Complex in Kfar Saba – The Sharon region is one of the most highly sought-after areas for investment and residence. Among all the surrounding cities, Kfar Saba has been and continues to be one of the most significant investment hubs in the area.
The strategic location, combined with attractive prices and a high standard of living, has made the city a top favorite among investors.
Considering the scarce land supply in the city and the municipality's plans for population growth, one can conclude—as we have—that the value of land for construction in the city is set to rise significantly. Purchasing land for investment here is expected to be a smart and profitable venture, especially when it involves the city's last remaining land reserve... Details below >>
Ben Yehuda North Complex – The Last Land Reserve in Kfar Saba!
The rising demand for apartments in the city, paired with a decrease in the supply of land for construction, has turned land in Kfar Saba into highly valuable assets. Given the numerous construction processes completed in Kfar Saba in recent years, there is almost no construction land left in the city.
Today, the city is left with one final land reserve for construction, known as the Ben Yehuda North Complex, named after Ben Yehuda Street which borders the southern part of the complex.
To the north, the Ben Yehuda North Complex borders Moshav Tzufit, and to the east, the Ganei Sharon neighborhood. The fact that this complex is the last land reserve for construction in the city is a major reason in itself for the numerous investments made here—zero supply means price increases in light of high demand and the national housing shortage.
As part of the planning for the complex and its rezoning process, a large-scale residential neighborhood is slated to be built, featuring commercial areas, a large park, and public spaces for general public use—another significant reason why the complex is so highly sought-after for investment.
If you are asking yourself where you should invest your money—the Ben Yehuda North Complex could be the right option for you.
Kfar Saba’s Master Plan – What is the forecast for land rezoning?
According to the plan for the complex, the new neighborhood to be built is designed to include approximately 9,400 housing units and a large park, in addition to further employment and commercial spaces. This is part of the city's development and growth process aimed at increasing the city's capacity to about 180,000 residents. Therefore, it is no surprise that the complex has become one of the most sought-after and popular for investment.
This is especially true given the fact that this is among the last privately owned land reserves for construction in the city!
The Significant Profits in Ben Yehuda North
Investors who purchase in the complex will get to benefit from the land appreciation process. As part of the rezoning process, the closer the land gets to final construction approval, the more its value will rise, and the landowners' profits will grow accordingly.
Investors who are wise enough to purchase land for investment at earlier stages will be able to make smaller investments initially, while reaping higher profits later on.
Those who will truly maximize profits will be the new apartment owners who complete the construction process. These investors will enjoy both the betterment profit from land appreciation and the entrepreneurial profit from building the apartments.

Fast-Track Promotion of the Neighborhood Plan by VATMAL – TAMAL 3014
After years of advancing Kfar Saba's comprehensive plan, which includes Complex 6 (Ben Yehuda North Complex), the 'North Ben Yehuda' complex was declared a preferred housing complex in 2024. This was part of its promotion by the Committee for Preferred Housing Complexes (VATMAL) and the government company 'Dira Lehaskir' (Apartment for Rent).
VATMAL, which is a national-level planning institution, is currently promoting the plan known as TAMAL 3014. The plan includes the design for a new neighborhood with approximately 12,000 housing units, as well as employment and commercial spaces.
The promotion of the plan by VATMAL is expected to significantly expedite the planning and development procedures in the complex, which may lead to a substantial increase in land values.
Update: The number of housing units in the complex has been officially updated to approximately 12,000 housing units.
