Locating Land for Rezoning
Locating the land is the first step in the three-step method process. The guiding principle of the company's operations is risk-reduced investing. Therefore, we strictly locate only lands with a minimized risk component according to the following criteria:
Land located in high-demand, prime areas and in close proximity to infrastructure.
Lands promoted by the municipality / local authority and not by a private developer.
Land under strict private ownership, excluding lands owned by the Israel Land Authority.
Lands in the process of rezoning, or already included in national and local master plans for residential neighborhoods or commercial and office centers.
STEP 02 - MATCHING
Matching Lands and Properties
Once the land is located, its suitability for the rest of the process is evaluated. We know our clients well, understand their needs and limitations, and recognize that their goal is not to take gambles, but rather to fulfill the dream of realizing the land as a marketable financial asset that yields annual returns, or as a vehicle for securing an apartment and commercial rights.
We examine all the characteristics of the transaction — land value, geographical location, engineering constraints, expected rezoning timeline, building rights, and so forth — and tailor the transaction to fit the client's specific needs.
